Flooded apartment....HELP

A good friend has a flooded apartment. This isn't the first time....what are his options?

He want to get out of the lease. The apartment complex lied about the condition of the apartment. The first time there was a leak from the ceiling. This time it's coming from the floor....but we have no idea from where. Their is mucky water in the tub from the flooding too.

Anyone he report this to besides corporate? Please help thanks

contact the housing department and if you have renter's insurance contact the insurance company.

I've been seeing the flood warnings all over...you're in ga right? What about his renters insurance?

When he first moved in, did he actively document everything that was wrong ?

Yea it's in ga. It's not due to rain. It's flooded due to a pipe or something like that.

I'd report it to corporate and give them the opportunity to handle their biz. Sometimes they're genuinely not aware of how bootleg their properties are being run.

If his complex is smart, they probably have a clause saying they're not responsible for" accidents" so if anything needs to be replaced, he's pretty much screwed unless he had rental insurance.

They do have a responsibility to fix it if it us a recurring problem, but they technically don't have to let him out if his lease. They could get away with just moving him to another apartment that doesn't have that problem.

whatever communication he has with the property manager/management co. make sure he puts it in writing. Absolute must. He should submit a written work order request to fix the problem every day and keep a copy.
